a) How long does it take to rent or sell a property?

In today’s real estate market, some homes rent or sell in a day, where others may take months. It’s up to the homeowner to decide when their property will rent based on the perceived rental value and the home’s condition. When homeowners are realistic about their asking price and the price is comparable to the perceived market value, the home may rent or sell before the ink is dry on the page.

b) Who chooses the tenant?

Together, you and the property manager select your tenant. The property manager supplies you with his or her’s recommendation, but ultimately the decision is the homeowners.

c) Who negotiates the rental/lease agreements?

As part of your one time rental fee, the property manager negotiates the agreement, leaving you to focus on other projects.

d) Who collects the rent every month?

Once you elect to hire a full-time property manager, they collect the rent.

e) What are the advantages to hiring a property manager?

When you hire a property manager, you don’t have to worry about 3:00 a.m. phone calls from a tenant if something unexpected happens. You also, don’t have to live nearby to make sure your home is being cared for properly because you have a great property management firm that does it for you.
